Access is not the holdup. The roads are public, dedicated to Lakes Highway District, and plowed every storm, so getting a crew and materials in during a February job is not a private-road negotiation. The plat is stamped by a professional engineer at Olson Engineering. Building envelopes are already sited south-facing on every parcel. Design Review Board written into the covenants, real but written to be a partner rather than an obstacle for builders who show up ready.
The other thing that helps: conduit and fiber are going in the same trench as the roads during civil work, one vault per lot at the frontage, labeled and mapped on the plat. The lateral from the vault to whichever building you terminate on is the owner’s, the same model as every other utility. No digging on sold lots by the developer, no easement headaches inside the parcel, no waiting on a phone company to bring service six weeks after your crew is ready to trim it out.
Power in the same corridor is three-phase, at every lot, and natural gas from Avista runs beside it, so the homes you price can spec gas heat and range without a propane contract. That changes what an on-site workshop can carry during the build, and what the buyer’s future shop can carry after handover. A serious welder, a compressor that does not dim the lights, three-phase machine tools if that is the kind of finished shop you are pricing. It is not a rural upgrade the utility might get to eventually, it is service specced into the plat at the front end.
Phase 1 real today is the fifty-eight legacy homesites of six acres, give or take, the public paved roads, the plat, and the pathway in the ground. The carrier handoff and the shared core light up on the schedule laid out on the connectivity page, so you can scope a build to a specific timeline with confidence in what is and is not up.
