About this parcel

What you're actually buying.

Roughly 6.67 acres of ponderosa and mixed conifer, fronting Paddock Ave, with a wide building envelope inside the plat setbacks. Three-phase power provisioned to the property line by Northern Lights, multi-gigabit fiber in the same trench, community water from the neighborhood system to a service stub at the lot, and your own septic system on the parcel per the county's rural residential rules.

Building placement is yours to work out with your architect and the county. The plat leaves generous room from the road, honors the natural drainage, and preserves the tree canopy the plat map shows. Neighbouring parcels are similarly sized, which keeps the feel of the whole road corridor consistent.

Note from the plat

Acreage per approved construction plans, Sheet C-4 (Olson Engineering job 23081, approved by Lakes Highway District 02/03/2026).

Walk notes

What we notice on the ground.

The oldest ponderosa on the plat stand along the west edge of this parcel. When you walk from the road toward the back, the building envelope opens up around the two-hundred-foot mark, where a natural clearing sits between two mature stands. Most visitors point at this spot within the first ten minutes.

The eastern portion drops gently toward the drainage that runs along the north side of the plat. Not a wet-season problem per the civil review, and a place to think about when siting the shop.

Frontage on Paddock is quiet. The road curves before it reaches this parcel and again just after, which means headlights sweep past without ever pointing at the house you would build here.
